Preservation Award - Mahoning Valley Historical Society

Originally constructed in 1924, the Realty Trust building serves as a recognizable beacon on Youngstown's Federal Plaza. The redevelopment converted the former office building into market-rate housing. Realty Trust's adaptive re-use has been catalytic for Downtown and has spurred other investments and conversions of historic properties.

The $6.4M redevleopment consists of retail space on the ground floor, including the renovation of the iconic lobby,  and 61 residential units on the upper levels. Apartment layouts were designed to accommodate the existing floor plan conditions and provide panoramic views of downtown.

Erie Terminal Place is home to 40 apartments and ground floor retail space in a 1923 historic passenger depot and office building. The new living units offer options for nearby Youngstown State University students as well as downtown residents. Ground floor community spaces and circulation patterns have been preserved to meet the National Register of Historic Places standards. Surviving plaster walls and ceilings, original exposed brick walls, terrazzo floors, ornate wood trim, plaster cornices, and original “schoolhouse” light fixtures were retained and fully integrated into the design.

Erie Terminal creatively re-uses a prominent Youngstown structure, once a node of activity, into a contributing component of the City's downtown redevelopment.

Preservation Award - Mahoning Valley Historical Society

The Wick Building, a 1906 thirteen-story building, offers new downtown residential options and builds from Youngstown's downtown revitalization. The exterior's terra cotta elements, which frame large arch-topped windows, is completely restored and cleaned, bringing back details once lost to disrepair and neglect.

Interior renovations highlight historic elevators and lobbies. Original circulation paths, rich with marble, glass and ornamental steel work are preserved and establish a dignified promenade throughout the building. New units provide sweeping views of downtown and the Mahoning Valley and include double-height penthouse units.
